Before you pay any deposit on a Bangkok rental, ask these six questions directly: Can you do a live video walkthrough right now? Who is the registered owner, and can I confirm that with the building's management office? What happens to my deposit if I back out before move-in? Will you help with TM30 registration after I move in? Are there additional fees not reflected in the listed rent? Can I see 2-3 comparable units you've listed recently?

A legitimate landlord or agent answers these without hesitation. Vague, evasive, or pressured answers to any of them are worth slowing down for — a real deal survives you asking questions.
